Job Summary

Under the direction of the Assistant Director for Alterations, this position is responsible for assisting in the management of the operations of the Alterations Department’s construction project activities and for promoting the department’s commitment to customer service by maintaining a team-oriented construction group.  


Essential Functions


  • Lead, mentor, engage a large team-oriented construction services group including: project managers, construction employees, skilled and semi-skilled trades to develop teams that maximize their contributions, including recruiting, assessing, training, coaching and managing performance.
  • Coach employees by creating goals and competencies. Establish a departmental Quality of Work Environment plan that rewards and recognizes employees.
  • Participate in the implementation of personnel actions and work with outside agencies as appropriate, including annual performance evaluations, corrective discipline cases, skills development, professional counseling and training.
  • Develop the standards estimating procedures for the Alterations Supervisors in Uniformity as well as detailed CSI summaries. Establish project controls and monitor construction work activities as identified and assigned through departmental work management systems for the efficient use of personnel, materials, and equipment while maintaining compliance with work specifications, drawings, applicable codes and University policies.    
  • Supervise construction reporting; plan and schedule activities on a weekly basis, and provide master scheduling skills for long range construction planning.
  • Work closely with Alterations Department supervisors to develop and standardize project cost estimates that can be presented in a customer friendly manner. 

Customer Service

  • Establish and maintain respectful and productive relationships with contractors, campus customers, and Facilities & Campus Services staff.  Coordinate, schedule, inspect and document contractor work activities.
  • Develop facilities program to meet client and customer demands and specifications. This includes maintaining a data base of customer satisfaction survey information and historical project lessons learned.
  • Develop a Project Communication Matrix that includes customer interaction in implementation. This must include the standardization of project documentation and coordination.
  • Interact, coordinate and cooperate with campus Design and Construction, Campus Planning, Environmental Health and Safety as well as State inspectors, and Town Officials throughout the campus as required for each assignment.
  • Provide a wide variety of technical and administrative activities to support, promote and execute campus construction/repair programs and other related duties as necessary or assigned.
  • Understand and implement design solutions requiring complex analysis and decision-making involving life safety and building code compliance.

Financial Performance

  • Promote and assure continuous improvement by understanding key industry performance metrics, data, and material order and inventory trend in order to educate construction teams on key drivers to improve project cost effectiveness.
  • Take departmental lead on effective and efficient Resource Management. Determine when and how to best procure construction materials, equipment, and service labor.
  •  Maintain historical data on actual bids results on all projects and compare with current project estimates.
  • Work closely with F&CS Administrative department to promptly close out projects and return remaining funds to the customer base.


  • Create value through efficient operations, appropriate cost controls, and materials & services procurement management.
  • Develop a departmental Operational Excellence program that tracks quality control inspections, in house labor productivity, all project costs, and analyze industry performance metrics for continuous efficiency and effectiveness improvements.
  • Maintain database of unit pricing on labor and material to stay current with industry trends.
  • Develop and scope construction documents for in-house construction or contracted work.
  • Develop supporting project documentation and completes appropriate permit applications for the department.


Minimum Qualifications

  • Bachelor degree in architecture, engineering, business, or construction management related fields and more than five (5) years of complex construction experience to include multiple project supervision and budgetary responsibility or an Associate degree in architecture, engineering, business, or construction management related fields and more than seven (7) years of complex construction experience to include multiple project supervision and budgetary responsibility.
  • Five years of direct construction project cost estimating with experience in the cost estimating/budgeting and project management of buildings, renovation of projects in institutional, higher education, or similar setting as well as deferred infrastructure.maintenance projects with mechanical, electrical, plumbing and HVAC system on projects of $250,000 or more.
  • Demonstrated experience in construction budget management, change order review and processing, financial closeout of projects and personnel supervision in a large organization having a team-oriented, entrepreneurial environment.
  • Demonstrated excellence in written and oral communication. Great customer communications skills a must.
  • Ability to create construction project related reports and graphic presentations utilizing Power Point tools or similar.
  • Must hold a current Massachusetts Construction Supervisor’s license (CSL), or be able to obtain the CSL within one year.
  • OSHA 30 certified or capable of obtaining certification within  6 months of hire
  • Ability to access any portion of a construction/facility site.
