Job Summary

Maintenance Technician II installs and maintains security and door related hardware. Responsibilities include carpentry and painting. Receives direct supervision from either an Institution Maintenance Forman (IMF) or the Electronics Security Operations Coordinator.


Essential Functions

  • Installs and maintains doors, frames, door controls, and locking devices including crash-bars, cylinders, deadbolts, stand-alone battery-operated security devices, and other security related devices in accordance with industry accepted methodologies, and manufacturer’s guidelines. Maintenance to include, but not limited to, repairing or replacing worn parts; cleaning and lubrication; and adjustment to ensure proper operation of all elements of the door opening.  General housekeeping of work area, and removal of materials, equipment, and debris, so as not to create a hazard.
  • Maintains buildings and structures utilizing skills, methods and tools of the trades to construct, alter, repair, and/or install walls, stairs, floors, ceilings, windows, hardware, roofs, gutters, mailboxes, ramps, shelving and furniture etc.
  • Performs all duties using the appropriate tools and equipment, manufacturers’ guidelines, equipment service manuals, blueprints and typical drawings, accepted locksmith security practices, confidentiality, professional ethics, and behavior.
  • Maintains integrity and makes routine repairs of key cabinets and key systems.
  • Applies carpentry techniques using carpentry tools to construct, alter, repair, and/or install doors and door hardware.
  • Performs preventative maintenance of mechanical or electro-mechanical door hardware as directed by the IMF.
  • Assists other department and divisional personnel as assigned or is necessary to perform and complete work, including, but not limited to, major repair initiatives; emergency response; call back work; special campus events; graduation activities; planning activities that may require cooperative multi-trade efforts; cutting keys; and pinning cores as directed by the IMF. 
  • May exercise functional supervision of Trades workers or those at a lower grade including temporary and/or seasonal personnel.
  • Interprets and/or sketches layouts of work: estimates length of time, quantities of materials and labor needed to complete jobs.
  • Performs related duties such as removing and installing glass, layout, cutting and making signs, working out of a bucket truck or lift.
  • Prepares surfaces and applies products to industry standards, such as paint, stain, varnish and/or wall coverings to surfaces by means of brush, roller, sprayer or other appropriate equipment to finish or refinish surfaces.
  • Erects ladders and scaffolding as needed to perform assigned work.
  • Operates motor vehicle to travel to work sites.
  • Perform other related duties as assigned.


Minimum Qualifications (Knowledge, Skills, Abilities, Education, Experience, Certifications, Licensure)

  • Three years full-time or equivalent part-time work experience in building trades.
  • Demonstrated competence in the Locksmith, Carpentry, and Painting trades.
  • Skill in performing the three following trades: locksmith, carpentry and painting.
  • Skill and knowledge of key production functions such as duplicating keys, performing math computations for pinning charts, and pinning cores.
  • Knowledge of electronic access controls.
  • Skill and knowledge of mechanical and electromechanical locking hardware.
  • Ability to read and interpret documents such as building prints, hardware specifications, and owner’s manuals.
  • Ability to follow complex oral and written instructions.
  • Ability to lift and carry heavy objects on a repeated basis.
  • Ability to perform tasks that require manual dexterity.
  • Skill and knowledge in oral, written, and interpersonal communications including telephone etiquette.
  • Skill and knowledge of the standard preventative maintenance procedures for electronic and mechanical locking devices.
  • Skill and knowledge of the types of and uses of mechanical locking devices.
  • Skill and knowledge of small hand tools, testing equipment, power tools, and manipulation tools associated with the servicing and installation of mechanical locking devices.
  • Knowledge of the occupational hazards, precautions, safety practices, and procedures applied to locksmith work, carpentry, electronic locking hardware and painting.
  • Ability to drive to and perform work related duties at various UMASS Amherst building locations.
  • Current and valid Class D Driver’s License.

  • Knowledge of the laws, rules, and regulations governing assigned shop activities.
  • Knowledge of the policies, procedures, specifications, standards, and guidelines governing assigned shop staff and their activities.
  • Skill and knowledge of computer operating software including email and job specific applications.

Required to participate in shared off-shift coverage and emergency call backs.


Work Schedule

  • Wednesday - Sunday, 2pm - 10pm.
  • Required to participate in shared off-shift coverage and emergency call backs.
