Job Summary

Maintains, operates, repairs and/or initiates repairs on building systems such as pneumatic, electric, electronic, electro­ mechanical controls, air conditioning, and heating and ventilation (HVAC) and their related controllers and controlled devices; Uses specialized testing, monitoring, and diagnostic equipment and computer software program controls (Metasys); Works with other trades personnel to maintain building systems integrity; Exercises functional supervision over other employees performing related repair and maintenance activities. Performs related work as required.


Essential Functions

  • Instructs, advises and mentors employees and technicians in the operation and maintenance of the Auxiliary Enterprises Energy Management Systems, H.V.A.C. systems and their related components, including but not limited to, pneumatic, electric controls, electronic controls, electro-mechanical controls, computer soft-ware program controls (Metasys), and air conditioning, including but not limited to absorption, centrifugal and reciprocal units, and their controllers and controlled devices.
  • Acts as a first responder by inspecting, testing, trouble-shooting, repairing and initiating repairs for all control systems, including but not limited to pneumatic, electric, electronic, electro-mechanical, and computer soft-ware program controls in context with the buildings' HVAC hydronic, electrical and plumbing systems and their related controllers and controlled devices. This requires using electrical, electronic, and microprocessor diagnostic equipment, and pressure gauges. interacts with contractors relating to the operation, maintenance and repair of various controls systems in Auxiliary Enterprises buildings.
  • Provides preventive maintenance services on pneumatic, electric, electronic, and electro-mechanical controls and on absorption, centrifugal and reciprocal units. Documents work performed in the equipment maintenance history file. Utilizes computer programs that operate, maintain, calibrate and adjust building HVAC systems, their subsystems and related devices to maintain an energy efficient Auxiliary Enterprises building system.
  • Maintains and develops operational, procedural and emergency response standards for the controls and air conditioning systems and their related equipment to provide timely systems failure notification and repair response land minimize equipment down time.
  • Assists Campus Energy Engineer in drawing review, inspection, and troubleshooting as part of the acceptance of new HVAC and controls equipment, new buildings, upgrade and equipment replacement, and associated software support.
  • Operate a motorized vehicle to travel to Auxiliary Enterprises buildings.

Minimum Qualifications (Knowledge, Skills, Abilities, Education, Experience, Certifications, Licensure)

  • Minimum 5 years work experience in the HVAC trade, preferably in the industrial, commercial arena (full-time or equivalent part time).
  • Associate's degree with a major in a technical discipline may be substituted for a maximum of 2 years of the required experience.
  • Possession and maintenance of a current and valid Class D Driver's License; Metasys Facility Operators Certificate; and EPA Section 608 Technician Certification - Type 1.
  • Knowledge of the installation, construction, repair and maintenance of chillers (30 tons and larger).
  • Skill and knowledge in the operation of pneumatic, electric, electronic, electro-mechanical, and software program controls systems.
  • Ability to climb ladders, work from platforms and work in mechanical rooms.
  • Skill and knowledge of building control systems in context with HVAC systems (controls systems to include but not limited to pneumatic, electric, electronic, electro-mechanical, and soft-ware program controls systems).
  • Technical competency in the following fields: heating, ventilation, air conditioning, hydronic, steam and forced air systems and their related components.
  • Knowledge of the installation, construction, repair and maintenance of chillers (30 tons and larger).
  • Skill and knowledge of the air conditioning field including but not limited to absorption, centrifugal and reciprocal units and their related components.
  • Skill and knowledge to respond promptly and successfully resolve controls and air conditioning deficiencies, under any type of conditions (normal or emergency) without supervision.
  • Skill and knowledge to interpret blue prints, schematics, elementary diagrams, logic diagrams associated with HVAC systems.
  • Ability to generate, implement, understand, and respond to verbal and written instructions.
  • Knowledge of safety practices, preventive maintenance practices and the operation of standard testing equipment.
  • Ability to operate the pneumatic, electric, electro-mechanical and computerized controls systems used on campus effectively.
  • Ability to work independently.
  • Knowledge of basic plumbing.


Preferred Qualifications (Knowledge, Skills, Abilities, Education, Experience, Certifications, Licensure)

  • Ability to diagnose improper chiller operation and maintenance practices, initiate and completes repairs and/or relate the findings to the proper authorities.
  • Ability to field upgrade control systems, mechanical equipment (to include but not limited to pneumatic, electric, electronic, electro-mechanical, soft-ware program controls, and air conditioning) including but not limited to absorption, centrifugal and reciprocal units and their controllers and controlled devices without technical assistance.
  • Ability to accept and implement new technology through training and evaluate the training needs of new employees.
  • Ability to analyze and relate to the needs and concerns of Auxiliary Enterprises customers.
  • Ability to coordinate various trades in a harmonious manner in order to complete a multi-trade task.
  • Knowledge of the policies, procedures, specifications, standards and guidelines governing assigned unit activities.


Physical Demands/Working Conditions

This is a maintenance function, which includes overtime and returning to work between shifts when directed or called.


Additional Details

  • Metasys facility operator certification required (incumbent has 6 months from date of hire to obtain).
  • Receives supervision from an Institutional Maintenance Foreman.


Work Schedule

40 hours/week Monday - Friday 6:30 AM - 2:30 PM 


Salary Information

Grade 16
