Job Summary

Under the general direction of the Assistant Director of Building Maintenance, the incumbent will manage Building Maintenance Zones, including supervisors, skilled and semi-skilled trades personnel, and service contractors in the performance of duties related to the maintenance, repair, alteration, and operation of buildings, building systems, and equipment on the Amherst campus and other university properties and remote locations.

 

Essential Functions

  • Directs an in-house staff that will handle projects that support the maintenance and alterations functions of the Building Maintenance department.
  • Writes, reviews, and approves contract documents for chillers, refrigeration, Metasys controls, fume hoods, and other maintenance projects.
  • Coordinates with other Physical Plant departments, Environmental Health & Safety (EHS), Building Coordinators, and Campus Planning personnel in order to maximize effectiveness and enhance customer service while minimizing disruptions to the campus environment and surrounding neighborhoods.
  • Initiates, executes, and completes various personnel action, interviews, recommendations for hire. Completes annual performance evaluations, corrective discipline cases, personnel actions, skills development, counseling, and training.
  • Responsible for staffing, scheduling, and training all personnel and for assuring that all licenses and certifications are up-to-date.
  • Responsible for the standards of maintenance for all architectural, electrical, and mechanical systems in academic, residential, research, and administrative spaces. Routinely deals with safety inspectors to assure compliance with applicable codes, to maintain inspection certificates, and to obtain permits.
  • Cooperates with and contributes information to Customer Service and Work Management in their efforts to develop and maintain an up-to-date and dynamic listing of the deferred maintenance work for academic, residential, research, and administrative buildings and buildings systems. Works closely with Facilities and Campus Planning technical professionals on deferred maintenance projects.
  • Meets routinely with campus customers to determine their needs. Develops and implements procedures and new approaches that continually promote and assure quality improvement and exhibit a clear commitment to customer service to meet the needs of a diverse campus community.
  • Participates in discussions related to staff planning and resource allocation.
  • Participates in sensitive employee-related matters, such as acting as a grievance hearing officer and/or conducting labor relations discussions with decision-making authority for Building Maintenance.
  • Uses access to sensitive and/or not yet public university-related information only in the performance or the responsibilities of position and exercises care to prevent unnecessary disclosure to others.

Minimum Qualifications (Knowledge, Skills, Abilities, Education, Experience, Certifications, Licensure)

  • Associate’s degree or valid Construction Supervisor License, Plumbing License, Electrician license, or Master Trades license with 6 (six) years of progressively responsible facilities management experience.
  • Experience in maintaining heating, ventilating, and air conditioning systems is required.
  • Demonstrated experience in budget planning and employee supervision in a large organization.
  • Current valid driver’s license.
  • Capable of wearing a respirator.
  • Working knowledge of Microsoft programs, including Excel and Word.
  • Must be able to work nights and weekends during campus weather and facility-related emergencies.

 

Preferred Qualifications (Knowledge, Skills, Abilities, Education, Experience, Certifications, Licensure):

  • Certificate in UMass Supervisory Leadership Development within one (1) year of appointment
  • OSHA Construction Card—10 Hours within one (1) year of appointment

 

Physical Demands/ Working Conditions

Ability to engage in significant physical activity in the field, including inspecting buildings and responding to emergency situations whenever required. Capable of wearing a respirator.

 

Work Schedule

Monday - Friday  1st shift. Must be able to work nights and weekends during campus weather and facility-related emergencies as business needs dictate.
